A clear, homeowner-friendly design & build journey - from survey to aftercare

Design and build process for a home extension or loft conversion in Elmbridge, Surrey

Why our process is built around clarity

Most homeowners don’t do building work often - but we do. That’s why our process is designed to feel calm and structured: clear stages, clear decisions, and clear communication. Whether you’re planning a house extension, a loft conversion, or a full renovation, the goal is the same: reduce uncertainty, protect your budget, and deliver a finish you’re proud of.

Our approach broadly follows recognised UK project stages (brief → design → approvals → construction → handover), with each step designed to confirm key information before moving forward - so you can make decisions with confidence.

Our process in 7 practical steps

Every project is different, but most follow the same proven path. Here’s what you can expect when you work with us:

  • 1) Initial consultation – understand your goals, budget comfort range, timescales and priorities.
  • 2) Survey & feasibility – check constraints (access, structure, drainage, neighbours, planning sensitivities).
  • 3) Concept & outline scope – explore options and agree a sensible direction.
  • 4) Design development – layouts, elevations, structural input and key specifications.
  • 5) Approvals & coordination – planning (if required), Building Regulations, and party wall support where applicable.
  • 6) Construction & project management – organised, phased delivery with quality checks and updates.
  • 7) Handover & aftercare – practical completion, guidance, snagging and settling-in support.

Design, approvals and “doing it properly”

Great builds start with good preparation. Early design work helps you avoid expensive changes later and makes the approvals process smoother. Where needed, we can support planning permission submissions and manage Building Regulations drawings and coordination.

If your project affects a shared wall, boundary, or involves excavation near neighbouring structures, we can also guide you through the notice process and practical steps via party wall support. This isn’t about paperwork for the sake of it - it’s about preventing disputes and protecting programme.

Once design and key decisions are confirmed, we move into pre-construction planning: programme, lead times, inspections, and site setup. This is where we lock-in the details that keep the build calm and predictable.

How we keep your project on track

  • Single point of responsibility – one coordinated team from start to finish.
  • Clear milestones – decisions made at the right time (before they become expensive).
  • Programme-led delivery – practical sequencing to reduce downtime and disruption.
  • Quality checks – consistent standards across structure, finishes and final details.
  • Transparent communication – regular updates, progress visibility and quick answers.
  • Variation control – changes agreed in writing with time/cost impact explained upfront.
  • Future-proof thinking – sensible upgrades for comfort, efficiency and longevity where appropriate.

Ready to talk about your project?

We’ll discuss your goals, budget comfort range and timescales, then advise on the best route (extension, loft conversion, refurbishment, or a combination). We’ll also highlight early risks such as planning constraints, party wall notices, and access.

Yes. We can manage the full journey - design development, planning support where needed, Building Regulations drawings/submissions, and coordination with structural engineering. See: planning permission and building regulations.

Once scope, specification and site constraints are properly defined, we can provide a clear written quotation. This reduces surprises and helps you make confident decisions before the build starts.

We build a realistic plan, sequence trades carefully, and keep you updated with regular communication. Our team coordinates materials, inspections and key milestones so decisions happen at the right time.

Changes are common. We’ll explain the impact on cost and time before proceeding, then confirm variations in writing so there are no surprises.

Yes. Handover includes guidance on how to use and care for your new space, plus support for snagging and settling-in. See: aftercare.
