Peace of mind for your Surrey or South West London project

Accreditations, insurance and guarantees for home extensions and loft conversions in Surrey and South West London

Trust, standards and specialist competence

When you invite a building team into your home, trust matters just as much as design and workmanship. This page explains the standards and protections you should expect on a well-managed project - including specialist certifications, appropriate insurances, and clear guarantees.

As a local design & build team working across Elmbridge including East Molesey, West Molesey, Esher, Thames Ditton, Long Ditton, Claygate, Walton-on-Thames, Weybridge and Cobham we keep projects on track with clear specifications, tidy sites, and a reliable process from planning through to handover. For an overview of how we run projects, see our process and project management.

Accreditations and schemes you may see on your project

Different parts of a home improvement require different competencies. Where a specialist trade is required, we use appropriately qualified and registered professionals and ensure the right certification is produced. Depending on your scope, this may include:

  • Gas Safe registered engineers for any gas work (boilers, cookers, pipework and appliances).
  • Part P / competent person electrical certification (commonly via NICEIC or similar schemes) where required.
  • FENSA (or equivalent) compliance routes for replacement windows and doors where applicable.
  • Health & safety prequalification approaches aligned with SSIP-style assessments (e.g., CHAS) for robust site safety.
  • Quality frameworks and consumer-focused standards (for example TrustMark principles) where relevant.

Insurance cover that protects you and your home

Insurance isn't just a "nice to have" - it's a core part of responsible building. While every project is different, a professional contractor will typically carry appropriate cover such as public liability and (where relevant) employers' liability. For larger or more complex works, additional cover can be important too.

For homeowners, the practical point is simple: you should be able to ask what cover is in place before work starts, and get clear answers. If you have any questions about what your project should have, please contact us and we'll talk it through in plain English.

If you're in the early stages of design, you may also find these helpful: planning permission, building regulations, and party wall support.

Guarantees, warranties and what you receive at handover

A good finish is important - but so is the paperwork. At handover, you should expect a clear set of documents that helps protect your investment and makes future sales, remortgages, or maintenance straightforward.

  • Written scope and specification so you know exactly what has been delivered.
  • Relevant compliance certificates (for example electrical certification and Building Control sign-off where applicable).
  • Manufacturer warranties for products and materials installed (where provided by the manufacturer).
  • Workmanship guarantee for agreed elements of the build, explained clearly at contract stage.
  • Optional enhanced protection (such as insurance-backed guarantees) where suitable for the work type.

Ready to talk about your project?

Yes. A professional contractor should hold appropriate cover such as public liability and (where applicable) employers' liability. We're happy to share relevant policy details on request, so you know what's covered before work begins.

Gas work must be carried out by a Gas Safe registered engineer. If your project involves boilers, cookers or other gas appliances, we only use appropriately registered specialists.

Electrical work in homes must meet Building Regulations (Part P). Depending on the scope, this is typically completed and certified by a competent electrician who can provide the correct compliance documentation at handover.

An insurance-backed guarantee (IBG) is designed to protect you if a company stops trading during the guarantee period. For certain types of work, it can provide extra peace of mind. Ask us what's appropriate for your project.

Yes. At handover we aim to provide the relevant certificates and documents for your scope of works (for example Building Control sign-off, electrical certification and manufacturer warranties where applicable).

You can ask for copies of insurance schedules, confirm specialist registrations (such as Gas Safe), and check memberships or third-party review profiles. We welcome these questions and will help you validate everything clearly.
